The last couple of weeks, we have done numerous inspections on roofs around Toronto. What has shocked us is the state of disrepair many of the roofs are in. Two things were common in all instances.

First- Just because there is no puddle on your bedroom floor, does not mean the roof is not leaking. The insulation in your attic does a great job of holding a significant amount of water (much like a wet sponge) before any of it is evident inside your bedroom. Many leaks develop quite a while before they are visible inside your home. Standing water, as well as slow leaks in your attic can feed mould growth in your building envelope. And more importantly, the longer the water has been inside your home, the greater the damage.

Second- The “out of sight, out of mind” mentality is causing homeowner to neglect their roof. Most homeowners are afraid to go up on their roof, and it’s understandable. Unless it’s an emergency, most will put off doing anything about their roof. However, this is the only part of the home exposed to peak-heat in mid-day Summer, and freezing cold and snow in the Winter. Over the years flashings will pull away, animals make nests, shingles break off, sealants disintergrate etc. It’s very important that these common issues are caught before any significant damage occurs.
